A BALANCED STRATEGY

       
Four key factors must be well balanced in order to make good decisions and achieve superior results. Tilt too far toward any one of them and risk getting in trouble, regardless of the issue faced.
  • The Product – Selections may have different levels of quality or brand preferences. Which is most suitable to the project? Our goal is to make good decisions, choosing the correct product for our client’s needs.
  • The Process – How will we schedule the job? Will our workers arrive in the correct sequence? Do they have enough manpower? Our goal is to ensure a smooth running process that enables everyone to enjoy the experience and excitement of creating a pleasing new home.
  • The People – Do our suppliers follow through on their promises in a timely way? Are people on site courteous and motivated to do a good job, or is there an “attitude” in the path? Our goal is to encourage every workman to respect the work of others, building on previous accomplishments.
  • The Price – What is the risk of taking the low bidder? Have our suppliers bid on the same components or are they making inferior substitutions? Might a little more invested improved the longevity of the final outcome? Our goal is to make wise choices throughout the project, in order to sell a high quality home at a fair price.
None of these factors are more important than the other. Balance them wisely in every decision to achieve success, enjoyment and satisfaction in any construction project 
 

MANAGING THE WORK – Making things flow smoothly


The following sequence of events contain the principal steps in home building. We offer this list to give a client a sense of order to an often overwhelming and complex undertaking.
  • Research and Acquisition – Choosing the location.
  • Planning the project – Preparing plans and specifications to insure permitting approval and good communications, through to completion.
  • Construction phases: 4 primary phases of work:
    • Site Work – From the first shovel to final landscaping.
    • Structure – Everything required to define the spaces. From foundation through completed framework, weather tight and “ready for plaster”.
    • Mechanicals – Hidden complexities and all operating systems, such as plumbing, electrical, hvac and security all integrated into the building ending with insulation.
    • Finishes – from plaster on… everything you touch that brings warmth and function to the home, such as cabinetry, tile, hardwood, paint, etc.
